There are some people ask to mention to bad things, talk about the disadvantages in details, even tiny mistakes to let landlord reduce the price. Or in some cases, sompe people show their feelings that they like so much and want to own as soon as possible. Both of actions are not suitable. Ask the price, deal the price at that time, deal with a half price… It’s really an urgent and silly action, not necessary at this time. Everything has just started. Does it need to be urgent? PRAISE LANDLORD ONLY: It’s so strange, why do we only praise landlord while we’re visiting the house?! It’s a truth, if you praise the house or a property which you are visiting soon. You may make the landlord think about that and consider the price. Maybe, they will adjust to increase. There are so many things to praise such as you look nicely, you arrange everything orderly or the floor is so clean, I am sure that you clean the floor everyday… Have you ever thought about the praise which is able to help you have the best deal? It has happened. Or at least, you are prior to buy this house which has a lot of people would like to buy like you. Remember, residential properties are unique. They are difference with houses or properties at any projects. There is an ONLY ONE and one only. So, if you agree with this one, it means that other people have also agreed with.You are prior to buy is your advantage!

DON’T PRAISE THE HOUSE AND ALSO DON’T DECRY THE HOUSE: As what I mentioned above, you don’t restrain your feelings and always praise the house. Let begin with a hard deal and will face with this sentence: “ I have thought about the price, it’s really cheap with a house like that. Increase a little to fit with the house…” . If you decry the house, you may destroy their pride. The house or a property maybe is all things they have, it’s an asset for their life and it may be their proud. They have worked and saved all their life to own. You come to visit and decry everything, if they are hot – tempered people, what will happen? And if they are calm or gentle, they won’t like to sell to you. There is only one case they can sell to you: It’s urgent with them, they really need money to pay medical bills,…Other reasons, you don’t have any chances to buy this house or even you have, it’s so hard to have a good deal, so hard to have an open discussion.

DON’T ASK LANDLORD’S PHONE NUMBER: There are two ways to think. First, he and she like the house. Second, he and she would like to fool brokers. If you like and want to fool brokers, landlord will have a suitable plan in this case. Will they decrease the price for you when they know well that you like their house? And they are intelligent enough to understand that they are able to be penalized at least 5% to 10% per dealing price if broker realize and demonstrate. If they accept to “play with”, they will think about the benefits. That’s why they will consider during the time to deal with you. At this time, you think you are in advantaged. But actually, you are not.

DON’T GIVE PHONE CALL NUMBER EVEN LANDLORD ASK: In case, landlord ask your phone number, what should you do? The advice: To Refuse. Ask to contact with broker. In case, I would like to continue, I will contact with my broker and ask him/her to contact with you. This is one of negotiation strategies, we call “ Ignored strategy”. This strategy will help you have more advantages in negotiation. Don’t forget to check legal information for the next. And the last, you are able to be penalized normally with 5% if you signed with broker and fooled them.

To respect broker is to share all information and act under their instruction. This is the best way to have advantages in negotiation and avoid the penalty if you signed with broker. It’s also an opportunity to use their experience and services freely. No need to hide, no need to fool, no need to think anything, you still get benefits. Remember that you need to walk through several steps any more before closing the deal. And broker can help you, can walk with you until the end. Broker will try to “fit” the price, “fit” the negotiation and “fit” the deal. They only receive money when the deal closes. That’s why they will try hard, try best to help you. So happy?! They know what should to do next, where to go to, how to reduce risks…Especially, they are able to give advices to you. They know the situation of landlord, they know the market well, and know well the advantages and disadvantages of properties: A secret for you.
